FOUNDER – INTEGRATED ASSET, PROPERTY AND FACILITY MANAGEMENT CONSULTING COMPANY

As founder of WHW, I am in charge of the development of the professional initiative born from the sharing of ideas and principles with companies and professionals in the sector, with the aim of concretizing and capitalizing on what is promoted with the blog “Far From Being just FM”.

The project involves the sharing of high profile skills and competences, through the creation of partnerships with listed professionals and the best companies in the sector, in order to provide a high level of consulting services for the Asset, Property and Facility Management sector.

My role also includes the provision of first-person consulting services in the organizational field of Facility Management activities, oriented both to companies that want to review their organization to offer FM services on the market, and to retail or multi-site real estate operators, who need to organize an internal Facility Management department for the administration of their commercial and/or real estate network.

In detail WHW, thanks also to the help of its commercial partners, also deals with: Assessment, Governance, Training, Innovation and Networking related to the world of Asset, Property and Facility Management.

COMMUNITY FOUNDER

As the founder of the community, I manage the blog in terms of graphics, content and professional networking development. FAR FROM BEING JUST FM, aims to create a community of professionals in the field of Asset, Property and Facility Management, in order to imagine and redefine the future of the professional role, while developing new business opportunities and partnerships.

Facility & Property Management Director

As Director of the department, my role included the management of the organizational area that dealt with the care of the real estate assets, general services and projects for the restructuring and technical and functional adaptation of the instrumental properties of the Cdp group, the most relevant Italian Credit Institution. Leading 32 people, I was also responsible for the retail expansion project, which included the opening of the new territorial offices, and I was directly responsible for the real estate scouting, supervising also the entire construction process of the new offices up to their delivery.

Success achieved:
·       Start of the restructuring feasibility study of the historic headquarters (30,000 sqm).
·       Realization of a new institutional corporate meeting room.
·       Opening of the territorial offices in Genoa, Verona and Naples.
·       Renovation of the monumental staircase of the historical headquarters in Rome.


Apple Inc.|London – Cupertino –  Dubai
June 2013 – January 2019

Preservation Manager EMEIA (Mainenance, Facility and Construction)

Covering Preservation Manager role, I was responsible for managing the assigned countries on a rotating basis, guaranteeing business continuity through facility and maintenance services and safeguarding a high level customer experience.  During my stay, I was responsible for Italy, Switzerland and the United Arab Emirates, personally coordinating projects covering the entire EMEIA area.  In carrying out the role I had a team of 2 London-based resources, as well as a reference resource in each of the 27 stores under management.  I was responsible for the estimation, management and reporting of maintenance costs (6M Euro/year) and I was construction project manager for refurbishment and/or adaptation projects of the stores (8/9M Euro/year).  I carried out research and supplier management activities, as well as participating in the process relating to new openings, with support for the operations and health and safety functions during the design phase, in order to ensure compliance with local regulations.

Success achieved:
·       Opening of new stores (Rome, Florence, Venice, Milan Piazza Liberty, Dubai, Abu Dhabi, Basel, Madrid).
·       Restructuring stores (Milan, Venice, Marcianise, Dubai, Bologna, Abu Dhabi).
·       Recognised as top performer on supplier management for facility services.
·       Adaptation of stores to launch new product lines (MacBook Pro, iPhone, Apple Watch).

LOUIS VUITTON (LVMH)|Milan
October 2010 – June 2013

Construction, Maintenance & Facility Manager

The role included responsibility for the management of the technical office for the Italian branch, which included 2 other people directly reporting to me. The main responsibilities were related to technical maintenance management, organization of facility services, verification of procedures and service levels related to maintenance and retail processes, including participation in loss prevention and product distribution activities.
In addition to the above mentioned management activities, I was in charge of selecting the new locations for the opening or relocation of the points of sale, preparing the real estate reports to be submitted to the board for the final choice. General responsibility for the renovation of the stores and the headquarters.

Success achieved:
·       Start-up activities for new openings (Naples, Milan, Forte dei Marmi, Rome). 
·       Technical adaptation of the building to host the opening night Rome Etoile (3M euro).
·       General reorganization control of maintenance costs (Saving 40% with redistribution of investment resources).
·       Participation in the interdisciplinary team of LVMH group synergies.

Property & Retail Project Manager

The responsibility involved drawing up maintenance plans to be applied through the contracting of external companies and, in the case of production sites, with internal maintenance resources. I was also responsible for all general services (facilities, security, etc.) in relation to all company sites, managing contracts and supplier performance. In relation to new openings, I was in charge of real estate scouting, space negotiation, design and works management and the start-up of the Store, until the day it opened and then continuing to manage it through maintenance and facility/operation activities.

Success achieved:
·       Opening of new boutiques (Milan, Forte dei Marmi, Los Angeles, Sao Paulo). 
·       Existing boutique renovations (Milan, Porto Cervo, Rome, Outlet Sumirago). 
·       Renovation and adaptation of logistics (Menzago) and production sites (Sumirago).

Employed as a technical expert in companies that had the purpose of securitising the real estate assets of ENEL (Immobiliare Foro Bonaparte and Amplus Italia) and finally in a real estate development company (Europa Risorse – http://www.europarisorse.com), my role was to define predictive  and reactive Facility Management plan and Property Management activities in order to get Real Estate Portfolio compliant with law obligations.

As a Partner, I was in charge of both the promotion and the execution of the Firm’s activities, dedicating myself to both the commercial and the technical execution of the assignments received, covering from time to time the role of evaluator, consultant, designer etc., supervising and managing the human resources available.
